Both of my parent passed away in 3 months and I am the executor of their estate. Their mortgage was with Franklin American and the company was the worst to work with. I went through probate fast ( 3 weeks) just to talk to them and made sure I did my part to make sure this process was easy. They made it extremely hard. After sending in all my documentation, it took them 6-7 weeks and 3 phone calls just to get the documents I needed sent to me. All in the mean time getting calls every day asking to speak to my DEAD parents!. Some days it was multiple calls. The best was when they started to send someone to the property to had messages to call them about he overdue account, which the company knew that the owners died and there was no money in the estate to pay the mortgage.

It got even better when it got time to sell the property and all the documents that were previously sent to the company, all of a sudden needed to be sent again, because their system would not let the right people see them.

When I called to complain and talked to a higher level manager, the quote I got was " i need to look into this, do you trust me enough to find that out and call you back tomorrow" I said sure, and it has been over a week and I am still waiting for that call.

Do not every use this company.

Reason of review: Poor customer service.

Yes I feel your pain. Seven months of dealing with them not recognizing the direct payments from my bank to them.

Also not having in any file a single copy of multiple faxes sent by me and my bank to them. Each representative states they will look into it but they do nothing. They send threatening letters of foreclosure. The ultimate was they are putting locks on my house because it is abandoned.

Someone comes to the home to tape a piece of paper smaller than a post it note on the front door to call them about being behind in payments. This is after you give them 4 extra payments to not get sent to collections or reported to the credit bureaus. They report you anyway because they cannot keep records of payments to them. DO NOT GET INVOLVED WITH THIS COMPANY.

They collect about a year of extra property taxes and home insurance at settlement, then collect it from you in escrow each month, but send you a statement with the wrong cash figures of money in escrow that they reported to the IRS. It says on the statement that this is not a surplus of money because they will be paying your taxes this year etc. However there is enough money to pay both before they collect much more.

The IRS needs to investigate them and their practices to be sure it is legal reporting. You WILL most likely need an attorney to get the records straightened out.
